
The premise totals 79 square meter appromiately 45 square meters in the main area for dining and 34 square meters in Kitchen, restroom and storage area. It is plan to place between 8 to 11 tables in the 45 meters of dining space with seating for approximately 50 persons, but no less than sitting for 40 persons. It is possible during the warmer months to place some sitting outside the entrance providing a small addional space for dinning during good weather, possibile another 15 to 20 persons. 
Photo above shows the kitchen. The exhaust system is already in place. There is enough room for grill, fryers, and a four surface unit stove. Below is a photo of the sink area and some food prep area 
Please note that a minimun of remodeling needs to be done to this location, equipment for the kitchen, dinning room, necessary working utensils and an inventory of necessary food products it is almost ready to work. All else needed will be actual design of menu, hiring and training employees and this proposed restaurant could possibally be operating by mid Summer.
